Architectural Committee

No structure or modification may be erected, altered, or moved on any property until plans and specifications have been submitted to, and approved by, the Architectural Committee as required by the covenants. Purpose and Function

The Architectural Committee is the designated body established under the Thornewood Subdivision Covenants (per phase) and as referenced in the HOA Bylaws. Its purpose is to preserve the aesthetic, structural, and environmental integrity of the neighborhood.

The Committee has the authority to approve or disallow the placement, construction, or alteration of any structure or improvement on a residential lot. This includes, but is not limited to:

  • New home construction, additions, or outbuildings
  • Fencing, driveways, patios, and decks
  • Changes to grading, drainage, or exterior materials and colors
  • Landscaping features or other visible alterations, including rooftop solar installations

Committee Relationship

The Committee operates independent of the Thornewood HOA Board, though Board members may serve as committee representatives. Its authority originates from the subdivision covenants and continues after transfer of control from the developer to the homeowners.

Scope of Authority

  • Reviews proposed exterior construction and modifications for conformance with subdivision standards and overall harmony of appearance.
  • Issues written approvals for new structures, fences, walls, driveways, and visible landscaping features.
  • May inspect work in progress to verify compliance and issue a Certificate of Completion and Compliance upon satisfactory review.
Timing: If the Committee does not respond to a properly submitted request within 30 days, approval is deemed granted unless otherwise stated in phased covenants.

The Architectural Committee consists of current members of the Thornewood HOA Board appointed to serve in this capacity. Current representatives include:

Additional Notes

  • The Committee’s review focuses on the covenants and community design harmony; it does not replace permits or inspections required by the Village of Mahomet.
  • Owners are responsible for compliance with municipal codes, zoning, easements, and property boundaries.
  • Beginning work without prior approval may result in enforcement actions under HOA governing documents.

Obtain approval before beginning any work. Include:

  • A site plan showing lot boundaries, existing and proposed structures, and setbacks
  • Construction details (materials, colors, elevations, and dimensions)
  • Any relevant drainage or grading plans
